Carlisle is one of our most-worked patches. We're based 25 minutes south in Annan, which puts the city, every CA postcode and the surrounding villages all within a comfortable working day from the yard.

Local context

What's different about building in Carlisle.

Three things change how we spec a build in Carlisle versus other parts of our patch.

Ground conditions. The Carlisle area sits on a glacial clay substrate with 300–350 mm of compressible topsoil on top. That topsoil all comes out before any patio or driveway groundworks start — anything laid directly on it will move within two winters. We allow for a deeper excavation on every Carlisle quote as standard.

Architecture. The city's sandstone terraces (Stanwix, Denton Holme, parts of the city centre) read best with traditional materials — calibrated sandstone, granite setts, sometimes reclaimed flag. Drop large-format porcelain in front of a Victorian terrace and it can read as wrong. The newer estates out toward Kingstown and Morton are the opposite — porcelain belongs there. We talk through the material/property fit on every site visit; it's not a one-size question.

Drainage and planning. Front-garden driveways over 5 m² in Carlisle fall under the same SUDS rules as the rest of England — they need to drain to a permeable surface, a soakaway, or back onto a permeable border.
